House painting prices can look confusing at first. Two quotes for the same house can be far apart.
The reason is almost always what each quote includes: the prep, the paint, the number of coats and the access. This guide breaks a painting quote into its parts, so you can see where the money goes and compare quotes fairly.
Our team paints homes inside and out across Cape Town and the Western Cape. Here is how we think about a quote, and what we suggest you look for.
What makes up house painting prices
Every painting quote, and so all house painting prices, use the same building blocks. The size of each block changes from house to house.
Area
Painters measure the wall and ceiling area, not the floor area. High walls and stairwells add up fast.
Prep work
Washing, scraping, filling cracks, sanding and priming. This is often the biggest part of the labour.
Paint and materials
Paint, primer, filler, sealant, tape and plastic. Better paint costs more but lasts longer.
Coats
Two coats is normal for good cover. Colour changes and porous walls can need more.
Access
Scaffolding, ladders and safety gear for double storey walls, gables and stairwells.
Trims and extras
Doors, frames, skirtings, burglar bars, gutters and fascias are usually priced on top of walls.
Rough guide to house painting prices in Cape Town
We can only give a real price after we see the walls. But home owners often ask for a ballpark.
These figures are a rough guide only. Prices vary with condition, products and access, so always get a quote.
| Type of work | Rough guide (labour and paint) | What moves it up |
|---|---|---|
| Interior walls, same colour, good condition | Roughly R45 to R90 per m² | Cracks, colour change, high walls |
| Ceilings | Roughly R40 to R80 per m² | Water stains, damaged boards, high ceilings |
| Exterior walls, normal prep | Roughly R60 to R140 per m² | Damp, cracks, flaking paint, double storey access |

Interior painting cost: what to expect
Interior jobs are usually simpler than exterior ones. There is no weather to work around, and walls are often in better shape. Still, a few things change the interior painting cost a lot.
- Furniture. Full rooms take longer to cover and move. Clearing rooms yourself saves time.
- Wall condition. Nail holes, cracks and old patches all need filling and sanding.
- Wet rooms. Kitchens and bathrooms need paint made for steam and cleaning.
- Ceilings. Ceilings with water stains need a stain blocker first, or the mark comes back.
- Colour changes. Dark to light, or a strong new colour, may need an extra coat.
If you want to refresh the whole inside of the house, ask for room by room pricing. Then you can choose to do the main rooms now and the rest later. Our interior painting team can quote it this way.

Exterior work has the biggest range in house painting cost, and in house painting prices overall. The walls take sun, wind and rain. In Cape Town, homes near the coast also take salt air, and winter rain finds every crack.
That means more prep. Cracks are opened and filled, flaking paint is scraped off, damp spots are treated and walls are cleaned.
Only then does primer and paint go on. Skipping this prep is the main reason exterior paint peels within a year or two.

Our guide to exterior house painting covers prep, paint types and timing in detail. If your roof also looks tired, it often makes sense to do both at once. See our guide on roof painting.
What a good painting quote should include
A clear quote protects you and the painter. Use this list when you compare painting contractors. It makes house painting prices much easier to compare.
- 1Scope
Which rooms, walls, ceilings and trims are included, and which are not. - 2Prep
What prep is planned: washing, crack filling, sanding, priming and damp treatment. - 3Products
Brand and type of primer and paint, and how many coats. - 4Who supplies paint
Whether paint is included in the price or bought by you. - 5Time
Start date, how long the job should take and what happens if it rains. - 6Clean-up
Covering floors and furniture, and cleaning up at the end. - 7Payment
Deposit, progress payments and the final payment when you are happy.

Hidden costs that change house painting prices
Some costs only show up once work starts. A good painter will point these out during the site visit, so they are in the quote and not a surprise later.
Damp walls
Paint will not hold on a wet wall. The cause of the damp must be fixed first, which can be plumbing, gutters or rising damp.
Hollow plaster
Plaster that sounds hollow when tapped can come off when scraped. It needs patching before painting.
Old enamel or oil paint
Water-based paint does not stick well to old gloss paint on doors and frames without proper sanding and an undercoat.
Rusted metal
Burglar bars, gates and gutters need rust treatment and a metal primer before the topcoat.
Ask each painter how they will deal with these items. If two quotes treat them differently, that explains a big part of the gap in house painting prices.
How to keep house painting prices down
You do not need to choose the cheapest paint to save money. These ideas help without cutting corners.
- Clear rooms and take down curtains and pictures before the painters arrive.
- Repaint in the same colour or a close shade where you can.
- Fix leaks and damp first, so you do not pay to repaint the same wall twice.
- Group inside and outside work into one job to save on set-up time.
- Book exterior work for the dry months, so rain delays do not stretch the job.
- Choose good paint. It lasts longer, so you repaint less often.
Red flags in a cheap quote
Low house painting prices are not always a bad sign. But be careful if a quote has no site visit, no mention of prep, only one coat, or asks for most of the money up front. These usually lead to problems later.
Good painters in Cape Town will walk the house with you, point out problem areas and explain how they will deal with them. That is what you are paying for.
