Burst Geyser: What to Do Right Now and When to Replace It

Plumber fixing a sink pipe

A burst geyser is one of the most stressful things that can happen at home. Hot water pours through the ceiling, the power trips and you are not sure what to switch off first. This guide tells you exactly what to do in the first few minutes, how to spot a geyser that is about to fail, and when a repair is no longer enough.

Burst Geyser: What to Do Right Now

Stay calm and work through these steps in order. Doing them fast limits the damage to your ceiling, floors and furniture.

  1. 1
    Switch off the geyser power
Go to your DB board and switch off the geyser breaker. It is often marked “geyser”. If the DB board is wet, do not touch it.
  2. 2
Close the water to the geyser
Close the cold water valve on the pipe going into the geyser. If you cannot reach it, close the main water valve at your meter.
  3. 3
    Open a hot tap
Open a hot water tap in the kitchen or bathroom. This lets the pressure out of the system and slows the leak.
  4. 4
    Protect the room below
Put buckets under the water and move furniture, beds and electronics out of the way.
  5. 5
Stay out from under the ceiling
Do not stand under a ceiling that bulges or sags. Wet ceiling boards can fall without warning.
  6. 6
    Take photos
Photograph the geyser, the ceiling and any damage. Your insurer will want these.
  7. 7
Call your insurer and a plumber
Report the burst geyser to your insurer, then book a plumber to make it safe and quote the repair.
Safety firstNever touch a wet DB board, wet plugs or wet light fittings. Keep children and pets out of the room. If you smell burning or see sparks, leave the area and call for help.

Signs of a Geyser Burst or a Geyser About to Fail

Most geysers give some warning before they burst. If you see any of these, have your geyser checked soon.

Water from the ceiling

A damp patch or drip in the ceiling near where the geyser sits.

Constant overflow drip

The overflow pipe outside drips all day, not only while the water heats up.

Rusty hot water

Brown or rusty water from the hot tap only, a sign the tank is rusting inside.

Strange noises

Banging, popping or hissing from the geyser when it heats.

No hot water or tripping

Lukewarm water, no hot water at all, or the geyser breaker that keeps tripping.

Higher power bills

A geyser that runs much longer than before can point to a faulty thermostat or element.

Why a Geyser Bursts

Knowing the cause helps you avoid the next burst geyser. These are the usual reasons.

  • Age and rust. The steel tank rusts slowly from the inside. Once the protective anode is used up, rust speeds up.
  • High water pressure. A faulty pressure control valve lets too much pressure into the tank.
  • A faulty thermostat. If the thermostat sticks, the water overheats and pressure builds up.
  • Power surges. Surges when the power comes back after load-shedding can damage thermostats and elements.
  • Poor installation. Missing valves, no drip tray or a badly supported geyser all add risk.

Burst Geyser Repair or Geyser Replacement?

Not every geyser problem means a new geyser. If the tank itself is sound, many parts can be replaced. If the tank has burst, it must be replaced.

ProblemUsuallyWhy
Element has failedRepairThe element can be swapped without replacing the tank.
Thermostat faultyRepairA new thermostat is a quick, common fix.
Pressure valve drippingRepairValves wear out and can be replaced.
Tank leaking or burstReplaceA split or rusted tank cannot be repaired safely.
Old geyser with rusty waterReplace soonRust inside means the tank is near the end of its life.

If your geyser is old and has already needed a few repairs, replacing it before it bursts is often cheaper than dealing with a flooded ceiling later.

A geyser replacement is also a good time to think about solar water heating or a heat pump. Both cost more up front but use less power.

Geyser replacement cost: a rough guide

As a rough guide, replacing a standard 150 litre electric geyser in Cape Town, with the new valves and fittings, often costs about R9,000 to R16,000. Bigger geysers, hard access in the roof or extra pipe work cost more.

Prices vary from home to home, and ceiling repairs are extra. Always get a quote based on your own geyser and roof.

What a Proper Geyser Installation Includes

A burst geyser is a chance to fix what was wrong with the old setup. A good geyser installation should include these parts.

  • A drip tray under the geyser, with a drain pipe that runs outside.
  • A pressure control valve on the cold water supply.
  • Vacuum breakers to protect the tank.
  • Overflow pipes that run safely to the outside of the house.
  • A safe electrical connection and isolator for the geyser.
  • Strong supports so the full tank sits securely in the roof.

Geyser installations in South Africa must follow the national standard. Your insurer may also ask for a plumbing certificate of compliance. The Plumbing Industry Registration Board explains how plumbing compliance works, so check what your insurer needs before work starts.

Insurance and Ceiling Damage After a Burst Geyser

Call your insurer as soon as the water is off. Many insurers want to approve the work, or send an assessor, before the new geyser goes in. Keep the old geyser and your photos until they say otherwise.

The ceiling under a burst geyser often needs work too. Wet ceiling boards sag and stain, and some must be replaced. We can do the ceiling repairs once the roof space has dried out.

How to Lower the Risk of Another Burst Geyser

A few simple habits keep your geyser healthy for longer.

  • Look at the drip tray and overflow pipes every few months for water or rust.
  • Have the geyser serviced every few years, including the anode and the valves.
  • Set the thermostat to a safe, sensible temperature instead of the highest setting.
  • Fit surge protection at the DB board to protect the thermostat and element from power surges.
  • Plan a replacement when the geyser gets old, instead of waiting for it to burst.

Our plumbing services cover leaks, blocked drains, taps, toilets and geysers. We also handle the electrical side, like element replacement and surge protection. If you are looking for a plumber in Cape Town for a geyser job, give us a call.

Burst Geyser FAQs

Is a burst geyser an emergency?
Yes. Hot water under pressure can flood your ceiling within minutes and the ceiling can collapse. Switch off the power to the geyser and close its water supply straight away, then call a plumber.
Can I still use water after my geyser bursts?
Usually yes. If you close only the cold water valve that feeds the geyser, the cold taps and toilets in the rest of the house keep working. You will just have no hot water until the geyser is fixed or replaced.
Does insurance cover a burst geyser?
Many home owner policies cover a burst geyser and the damage it causes, less your excess. Every policy is different, so phone your insurer before work starts and keep the old geyser until the assessor says it can go.
How long does a geyser last?
Many electric geysers last around 10 to 15 years. Hard use, high water pressure and a geyser that was never serviced can shorten that a lot.
Should I replace my burst geyser with a solar geyser or a heat pump?
It can be a good time to look at it, because the old geyser is coming out anyway. Solar and heat pump systems cost more to buy but use less electricity. Ask for quotes on both options and compare them with a like-for-like electric geyser.
